Hayes Height Services was founded by a caulker. We run recaulking and remedial sealant programs for strata and facility managers, and production caulking for builders on new construction. Joints cut out, prepped properly, backed correctly and tooled by people who have done nothing but this for years.

Because we work on ropes, we reach every joint on the building without scaffold or boom lifts. That is usually the difference between a recaulk quote that gets approved and one that sits in the too-hard basket.

Failed caulking is how water gets in

When a building leaks, everyone looks at the roof. In our experience the answer is just as often a 15 year old joint that quietly gave up. Water tracks through the failed sealant, into the cavity, and shows up two floors down in someone's apartment, nowhere near where it got in.

How long does external caulking last?

Quality external sealant typically lasts 10 to 15 years, less on joints with heavy sun exposure or a lot of building movement. Most owners never think about it until joints fail, but sealant is a wear item like a roof membrane, and it expires.

How do I know if my building needs recaulking?

Cracked or crazed sealant, joints pulling away from panel edges, gaps you can see daylight or backing rod through, vegetation growing out of joints, or water stains below joint lines. Is failed caulking causing my building to leak?

Very possibly. Failed joint sealant is one of the most common sources of water ingress in Melbourne buildings. We regularly water test suspect joints and find water passing straight through perished sealant into the wall cavity. The good news: recaulking is one of the cheapest facade repairs there is, especially compared to the internal damage a leak causes if left.

Do you need scaffolding to recaulk a building?

No. We work on ropes, which means we reach every joint on the building without scaffolding or boom lifts. That removes the single biggest cost on most recaulking quotes, avoids weeks of scaffold on your facade, and means no disruption to tenants, car parks or footpaths.

How much does recaulking cost in Melbourne?

It depends on joint size, total metres, access and how much old sealant needs cutting out. Larger recaulk programs are often priced per lineal metre, smaller or more complex jobs are quoted as a full scope.
